Dubai reveals debt levels to dispel fears over growth

Dubai has bowed to international pressure and for the first time revealed the level of debt it has racked up during one of the biggest building sprees the world has According to one of Dubai's top property bosses, the emirate has $80bn (£54bn) of debt outstanding against a total asset base of $1.3 trillion.
The numbers were revealed as part of a series of speeches by Dubai's leaders who sought to confirm the emirate's claim to power in world finance and dispel rumours that its growth is stalling.ever seen. His Excellency Mohamed Ali Alabbar, chief executive of Emaar Properties and a member of Dubai's excutive council, said the figures were being revealed to end "international speculation" that the country is buckling under its leverage.
Speaking at the Dubai International Financial Centre (DIFC) Week, Mr Alabbar said: "I can state categorically the government can and will meet all of its obligations going forward and I have no doubt about this country's future.
"And if and when a crisis arises in one of our afflilated companies, will the government help? Yes we will."
Attacking the rumours head on, Mr Alabbar said: "There has been confusion and concern about how much Dubai owes and how its debt will be financed. Concern leads to speculation. So I can say that Dubai's current sovereign debt is $10bn or 37bn UAE Dirhams (AED). Our key sovereign assets at their current level of undervaluation stand at $90bn or AED350bn.
"This does not include our aiports, our bridges, our metro system or our healthcare. The total debt obligation of the government's affiliated companies is $70bn or AED256bn. This is compared to the total asset value of the affiliated companies of $260bn or AED950bn."
He added: "When we started the work in 1992, the Council was hit by rumours. We ran from them and we have been running from constant rumours for 18 years. Still there are rumours that we're selling our property assets or selling 50pc of Emirates airline. I can categorically state this is not true."

A New Luxury Hotel in Dubai: Atlantis, The Palm – Luxury Beyond Limits

Yesterday opened Sol Kerzner’s Atlantis on The Palm in Dubai with a spectacular show. Kerzner International Holdings Limited is an international developer and operator of destination resorts, casinos and luxury hotels.
Atlantis, The Palm, is a new hotel build on a palm-shaped artificial island, which consists of 1,539 luxury rooms and a 924 m² bridge suite. It has 1,4 kilometers of beach, 11 million liters in the aquarium with 65,000 fish and marine species and 5,600 m² of meeting and function space.
Kylie Minogue played at the opening yesterday and in the Guardian was reported that she got a ‘£2m cheque to perform at the party.’
Some of the other guests were Lindsay Lohan, Michael Jordan, Janet Jackson, Robert de Niro, Wesley Snipes, Mischa Barton, Charlize Theron, Agyness Deyn, Dame Shirley Bassey, Jade Jagger, Sir Philip Green, Yasmin Le Bon and Lily Allen.
I must say that I was impressed when I first heard of it, but I must also admit that I am not the type of person who would stay for long in such a hotel. I would rather prefer travelling around and seeing more than staying only in a hotel. Of course I would like to see it once from inside and would not say no if someone would invite me there. But room prices start at £300, so not really affordable for a student.
For me Dubai is a place where you can spend lots of money and get lots of luxury. I have not been there yet but this hotel shows what a luxury place it is and how much money is spent there.
In April Saatchi & Saatchi was announced the agency to launch a multi-platform campaign for the Atlantis, following a pitch led by Robert Senior and Kate Stanners.Alone £15m were spent for the opening and the development value is said to be around $1 billion.

Hydropolis Luxury Underwater Hotel Delayed

The Hydropolis, an underwater Luxury hotel in Dubai (or more appropriately, under and off the coast of Dubai) has run into construction issues. Originally the plan was to open the luxurious underwater locale beginning 2008, but that has been moved back now and the current estimate is that the complex will open early 2009.
The Hotel is still under construction and once complete will include three parts: a land station, a connecting tunnel with a train that will run to the hotel complex proper. The plan is to have 220 luxurious suites in the hotel complex.
“Hydropolis is not a project; it’s a passion," enthuses Joachim Hauser, the developer and designer of the hotel. His futuristic vision is about to take shape 20m below the surface of the Arabian Gulf, just off the Jumeirah Beach coastline in Dubai. The £300 million, 220-suite hotel is due to open at the end of 2007 and will incorporate a host of innovations that will take it far beyond the original blueprint for an underwater complex worthy of Jules Verne.
There are only a few locations in the world where such a grandiose dream could be realized. A high proportion of today’s architectural marvels are materializing like fanciful mirages from the desert sands. We have come to expect extravagant enterprises to be mounted in the Middle East, and especially in Dubai. "This venture could only be born here in Dubai," says Hauser. "It has a very open-minded, international community – and that’s what makes it so special."
I take that to mean very open-minded planning restrictions, but you have to admire their ingenuity and ambition. Whether there will be any wildlife left to view once the other luxury developments around the area are complete remains to be seen. Apparently, the recent completion of the World Islands breakwater is having a detrimental effect on the water currents, but every one involved seems to be keeping quiet on this issue.
The developers, Crescent Hydropolis resorts PLC, are planning more underwater luxury hotels in the Isle of Man, London, Monaco, New York and Qingdao.
